Colorado Bank Owned Homes: Colorado 8th Best in Nation for Foreclosures and Delinquent Loans

Some more good news today for the Colorado housing market and Colorado bank owned homes. The Mortgage Banker's Association reports today that Colorado is ahead of almost all other states in terms of Mortgage foreclosures and delinquencies.

This is in line with all of the other real estate and mortgage data we have been seeing for months. Colorado - and especially the metro Denver area - are ahead of the nation in recovering from the housing decline. In addition, most of the data we're seeing for the area is trending upward.

During the third quarter of 2011, only seven states reported lower percentages of mortgage loans that were were either in foreclosure or were 90 days delinquent. According to the third quarter's national delinquency survey, released last week by the Mortgage Bankers Association, the percentage of mortgage loans in Colorado that are either in foreclosure or are either 90-days delinquent, was 4.22 percent. Nationally, the rate was 7.89 percent. Only Nebraska, Virginia, Alaska, Montana, Wyoming and the Dakotas reported a delinquency/foreclosure rate that was lower than Colorado's.

Colorado Bank Owned Homes: Urban Foreclosure Sales at 42-month Low

Some more good news today on Colorado Bank Owned homes and the related foreclosure numbers. The Denver Business Journal cited a report from the Colorado Division of Housing showing that new foreclosure filings in Colorado's 12 urban counties fell to a 42 month low.

Our team has been seeing evidence of this for months now. Many of our clients have been forced into bidding wars on many of the bank owned homes we've helped them with. In addition, several of our buyers looking for Colorado Bank owned homes have had a very difficult time finding any available in the areas they are searching in. Inventory on foreclosures (and many private seller homes) has been down substantially.

From the Denver Business Journal:

The report says foreclosure filings in the 12 counties dropped 23.2 percent in October, to 2,350, from the same month of 2010, and also were down 3.3 percent from the previous month.

Foreclosure sales, meanwhile, were down 28.3 percent in October, to 938, from October 2010, and decreased 16.5 percent from September 2011.

Colorado Bank Owned Homes: foreclosure filings down in January

This is certainly good news for the market as we see Colorado bank owned homes start to slowly taper off. Colorado was ahead of most states moving into the foreclosure mess and we still appear to be ahead of most states coming out of it.

Colorado foreclosure filings down in January

Real estate properties with new Colorado foreclosure filings fell 3.46 percent in January from the previous month and were down 1.65 percent from January 2010, according to data today from RealtyTrac Inc., the Denver Business Journal reports.

The state had a total of 4,946 housing units with foreclosure filings last month, or one for every 438 homes, over the national rate for the month of one in every 497 homes, according to RealtyTrac, an Irvine, Calif.-based private marketer of foreclosure properties.

Colorado foreclosure filings down 4.6% in Q2

The numbers keep slowly, slowly trickling down in Colorado. We're still seeing activity in the housing market creep back as the foreclosures disappear.

RealtyTrac: Colorado foreclosure filings down 4.6% in Q2

In the quarter ended June 30, Colorado had 15,287 properties with foreclosure filings, down 4.59 percent from the first-quarter total of 16,023 but up 4.73 percent from the second quarter of 2009, according to RealtyTrac, an Irvine, Calif.-based private marketer of foreclosure properties.

Colorado's rate of homes with foreclosure filings for the second quarter of 2010 was one out of every 141 housing units, almost the same as the national rate of one in 144, RealtyTrac said.
