Denver HUD Homes - More Information on the $100 Down Payment HUD Program

While HUD announced the return of the HUD $100 down payment program for Denver HUD homes last week, it has been hard to find many details on their website. We've been doing plenty of digging and made some phone calls and found out a little more information for all of you.

Denver $100 Down Payment HUD Program:

  • Purchasers must be owner / occupants
  • Purchasers must utilize FHA insured financing
  • Purchasers must offer full list price for the HUD listing

Denver HUD Homes: $100 Down HUD Program is Back!

This is fantastic news for anyone looking at Denver HUD homes for a potential purchase! HUD just announced that they are bringing back the $100 down program for their HUD homes.

We're getting more details on the program now, but basically, these are standard FHA mortgages with one exception: instead of requiring the buyer to put a 3.5% down payment, the buyer is only required to put down $100. This makes Denver HUD homes suddenly much more attractive to a standard homebuyer than any of the other available Denver foreclosures on the market.

While Denver Fannie Mae homes and Freddie Mac homes have had some financial incentives to buyers, this $100 down program will increase the demand for these homes. As I've mentioned several times before on this blog, HUD homes in several Denver areas typically recieve multiple bids and many times sell for more than the listing price.

What a busy weekend!

Our team was showing homes up and down the front range this weekend. In all of the hustle, we ran across 2 new Denver HUD homes that just hit the market. Both of these are Denver condos and are priced extremely aggressively for their complexes.

Southmoor Park Denver

Our team members have been showing several clients many of the Denver HUD homes on the market this week. We're still finding that the well priced homes are mover VERYquickly and that the clients that are set up with us on daily email alerts are winning the bidding wars while those that are waiting too long to submit offers are losing out to other buyers.

Denver HUD Homes are getting more difficult to find for $100,000 and under. However, there is a 2 bed, 2 bath HUD condo available in Windsong Denver Condos right now listed t exactly $100,000.

This unit has over 1,000 square feet and bids are opened for all buyers - even investors.

Windsong Condos are located near the South East corner of Leetsdale and Quebec and a unit this size typically sells in the $130,000's.

Denver HUD Homes are difficult to find under $150,000, and a 3 bedroom home at this price is a fantastic deal. This home is located in Cherry Creek Townhomes, Denver. That's just north of Cherry Creek Lake by I-225. At over 1,500 square feet, it will be difficult to find a larger home at this price.

Obama's Mortgage Modification Program Failing

It may have been well intentioned, but the Making Home Affordable Program is not having the desired consequences.

According to this AP article, more than a third of the borrowers who have enrolled have dropped out of the program already.

What will most likely happen with most of these owners is they will either foreclose or attempt a Short Sale. We've already had many phone calls from people who tried this program and have decided a Short Sale is a better way to go.

WASHINGTON-The Obama administration's flagship effort to help people in danger of losing their homes is falling flat.

More than a third of the 1.24 million borrowers who have enrolled in the $75 billion mortgage modification program have dropped out. That exceeds the number of people who have managed to have their loan payments reduced to help them keep their homes.

Last month alone,155,000 borrowers left the program-bringing the total to 436,000 who have dropped out since it began in March 2009.

About 340,000 homeowners have received permanent loan modifications and are making payments on time.
