Denver Homes: Home Inventory Continues to Tighten in Metro Denver

If you've spoken to any of our team's agents over the past few months, you know that the biggest problem we're facing isn't Denver foreclosures, short sales or HUD homes. rather, the biggest issue we're dealing with is the lack of inventory; There just aren't enough homes to meet all of our buyer's needs.

If you've been reading the news for the past 3 years, this may come as a shock, but the fact is that many people are holding off selling their homes if they don't have to. This is causing inventory to plummet. And it seems that our anecdotal evidence is finally being reported.

Here's a story from today's Denver business Journal:

The inventory level of metro Denver single-family homes and condominiums continued to fall in December, holding a trend that has grown pronounced in the last couple of months, according to a report Tuesday drawing on Metrolist Inc. data.

The 12,531 homes on the market in December represented a 12 percent drop from November, and a 34 percent drop from December 2010, the report states. That number marked a 24 percent drop from December 2009’s 16,456 homes on the market.

“Prospective home sellers are still sitting on the fence,” said Gary Bauer, an independent, Littleton-based real estate broker and Metrolist analyst.

The continuing decline in inventory started in July and led Bauer to predict last month the level could hit 10,000 soon.

“I do believe that 2012 is going to be better than 2011, but I don’t believe it’s going to be a dramatic rebound,” Bauer said. “There’s going to be steady progress on transactions and prices, but not big increases. Everyone’s going to keep focused on the economy and that’s going to cause several prospective home-buyers to sit on the fence.”

It will be interesting to see how this inventory begins to affect prices. i still maintain our market is rebounding - very slowly.

Denver Homes for Sale: Market Considered Strong

Some good news came out at the end of last week for Denver Homes for sale. An article in the Denver Business Journal reported data from Hanley Wood LLC ranking Denver's housing market 10th out of the nation's top 100 cities.

In the report, the executive director reinforced what we've been saying for a while: The Denver housing market is beggining a slow, gradual recovery.

From The Denver Business Journal:

Denver achieved its ranking because its home values are holding steady, its foreclosed-homes inventory is dwindling, and its economy is stronger than most other markets.

“Denver is at the end of a long valley, but there’s still a slow, gradual recovery ahead,” said Jonathan Smoke, executive director of research for Costa Mesa, Calif.-based Hanley Wood. “The good news is, it’s not getting worse. Denver is right at the point of recovery.”

Denver Homes: Denver Housing Market Tightens

An interesting article in the Denver Post today regarding Denver homes and the real estate market.

For months, we've been explaining to clients looking in certain areas and / or price ranges in the Denver metro area, that despite what they read in the news, the market is very tight and the best deals are going under contract quickly. In the past 2 weeks, we have multiple bid situations on at least 4 properties. two of these were Denver Fannie Mae homes, but 2 were standard resale homes.

The article today in the Denver Post does a good job explaining some of the reasons why inventory is so tight:

Foreclosure filings are down sharply in Denver, and the homes that go to auction are only a fraction of that number.

That is just one of several reasons why the inventory of unsold homes is shrinking, Bauer said.

Many sellers are on strike, in that they don't have to sell and won't until prices improve. Other sellers might prefer to sell but owe more than their homes are worth and can't afford to bring money to the closing table.

Tight credit is another factor. Buyers have to put more money down to obtain a mortgage, and lenders are less likely to cover the costs of home improvements than in the past, putting turnkey properties in demand.

Denver Home Prices Rise a 3rd Month

Some good news in the Business Journal on Denver Homes for sale. Home prices in the Denver market have risen for the 3rd consecutive month. If you've been paying attention to the news and reports, you will see a very positive (although slow) trend upwards over the past year.

From The Denver Business Journal:

...Denver home prices rose 1.6 percent in June from the previous month, above the 20-city composite growth rate of 1.1 percent.

The monthly price rise in Denver followed May’s 1.4 percent rise and April’s 1.5 percent gain. Before that came 10 straight months of price declines from the previous month.

Nineteen of the 20 cities covered by the Case-Shiller report saw price gains in June from May levels, with Chicago and Minneapolis topping the list at 3.2 percent. Portland, Ore., prices were flat.

Denver Short Sales on the Rise

 An informative article today on the USA Today website. It reports on what we've been seeing in the market. In an effort to decrease the number of Colorado Bank Owned Homes, many banks are increasing the number of short sales they are approving. Denver short sales are benefiting from this trend.

This help in several ways: 1.) It allows the homeowner to avoid the huge negative financial impact of a foreclosure. 2.) It helps the overall local market by preventing a foreclosure from severely decreasing property values (although a short sale still hurts) and 3.) It usually costs the banks less than going forward with foreclosures proceeding and property maintenance while they market the property for sale.

 

 From USAToday.com:

Short sales — when lenders allow financially strapped borrowers to sell homes for less than their unpaid mortgage — accounted for 12% of home sales nationwide in the second quarter. That's up from 10% in the same period last year, says researcher RealtyTrac.

The increases were sharper in some states, including California, Nevada, Michigan, Georgia and Colorado, the data show.

In Colorado, short sales were 17% of all sales in the second quarter, up from 10% a year earlier. In California, they made up 25% of sales, vs. 18%.

Denver Patio Homes

We've seen a surge in Buyer interest for Denver Patio homes over the last few weeks.
