Some good news for those of you who live in Highlands Ranch homes or who are looking at Highlands Ranch homes for sale: The Highlands Ranch Community Association has made some budget changes and will not raise their fees for for the next fiscal year.

According to the Denver Post:

The organization will do that by reducing staffing costs, partly through cutting hours at some of its recreational facilities, by, for example, shutting down the facilities on July 4 and reducing the hours for registration and membership on the weekends. The child care center at Eastridge Recreation Center, which has been losing money, will be shuttered, saving about $6,000, said Peggy Zack, interim community manager.

Leaving the fees unchanged (currently $127 per quarter) helps both homeowners and homesellers. While one of the least expensive HOA fees in the Metro Area, every dollar counts, and leaving fees unchanged helps reassure potential new homeowners that the association is well managed and fees won't spike.

Canyon Ranch Highlands Ranch is one of the most popular condo complexes in the Highlands Ranch Area. It's one of the most affordable neighborhoods (2 bedrooms start in the low $100's) and the complex itself is a great place to live.

Don't Look for Luxury "HUD" Homes

A common misconception by the general public is that "HUD Homes" and "Foreclosures" are the same thing. They are not. HUD homes are homes which had an FHA mortgage that was foreclosed. Because of the borrowing limits on FHA mortgages, most HUD homes are priced well below $300,000.

While foreclosures do include HUD homes, the term "foreclosure" includes any home that was foreclosed on without regard to the original mortgage holder. Because most luxury homes are financed with conventional financing, these types of homes are almost never HUD, Fannie Mae or Freddie Mac foreclosures.

What to Expect from a "Luxury Foreclosure"

Usually, any foreclosure you purchase will need at least some cosmetic work. Many times, the work required to make a foreclosure livable can be much more extensive. Luxury foreclosures are no different.

Be prepared to invest time and money proportional to the value of the home. It's not uncommon for Highlands Ranch Luxury foreclosures to need upwards of $50,000 in repairs, landscaping and upgrades to bring the home up to par with other Highlands Ranch homes in the neighborhood. However, even with these additional expenses, most of these foreclosures are terrific values.

How fast do Luxury Foreclosures Sell?

As with all Highlands Ranch foreclosures, the higher end foreclosures typically move quickly. Highlands Ranch is still a solid market, and when a deal is available, it usually generates multiple bidders. Moving quickly, working with an experienced agent and having your finances in order can drastically improve your chances of winning the bid.

The annual Highlands Ranch Fireworks show is all set for this July 4th. It's a little difficult to find all of the information online, so I wanted to post it here.

there are several great viewing areas. If you like to be close to tha action hang out at Town Center Highlands Ranch to get a good view or lay out a blanket at Civic Center Park near the library.

Some of the local Churches offer some nice big parking lots and are on a hill offering a great view of the show. We'll be viewing it from our Church, Mission Hills Church, located just west of Broadway and north of County Line rd.
