      <title>Colorado Foreclosures: RealtyTrac Numbers Show Improvement</title>
      <description>&lt;p&gt;Early this week, we posted here about a report from the Colorado Division of Housing showing mixed numbers for &lt;span&gt;&lt;strong&gt;&lt;a href="http://www.brianpetrelli.com/lenderowned.asp" title="Colorado foreclosures"&gt;Colorado foreclosures&lt;/a&gt;&lt;/strong&gt;&lt;/span&gt; in April. Yesterday, RealtyTrac released its report, showing a a slightly more positive number. According to this report, year over year numbers for Colorado foreclosures and related filings have dropped 15.5 %.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While the reports don't match up, its interesting to see that both sources are showing a continued positive trend for both &amp;nbsp;foreclosure filings and sales.&lt;/p&gt;

&lt;p&gt;The number of Colorado properties with foreclosure filings fell 0.88 percent in April from March and dropped 15.5 percent from April 2011, according to a monthly report Thursday from RealtyTrac Inc. &lt;span class="follow-icon"&gt; &lt;span class="follow-outer"&gt;&lt;span class="follow-inner clearfix"&gt;&lt;strong&gt;RealtyTrac Inc.&lt;/strong&gt;&lt;span class="follow-latest"&gt;Latest from The Business Journals&lt;/span&gt;&lt;span class="follow-article"&gt;Foreclosures fall in Washington state, West&lt;/span&gt;&lt;span class="follow-article"&gt;Eau Claire area fares better in foreclosures&lt;/span&gt;&lt;span class="follow-article"&gt;St. Louis metro foreclosures up 28 percent &lt;/span&gt;&lt;span class="follow-btn-outer"&gt;Follow this company&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;The state had 3,709 properties with filings last month, or one out of every 597 housing units statewide, down from the March tally of 3,742 properties, or one in 591 properties, according to RealtyTrac, an Irvine, Calif.-based private marketer of foreclosure properties.&lt;/p&gt;
&lt;p&gt;RealtyTrac ranked Colorado 11th among the 50 states for its foreclosure filing rate in April, down from 10th in March.&lt;/p&gt;
&lt;p&gt;This continues the trend we've been seeing for several months painting a much improved picture for Colorado foreclosures when compared to recent years. In addition, our state tends to be ahead of the nation for both foreclosure recovery and general housing sales.&lt;/p&gt;

      <title>Colorado Foreclosures: Mixed Numbers in April</title>
      <description>&lt;p&gt;The number of filings and sales of &lt;span&gt;&lt;strong&gt;&lt;a href="http://www.brianpetrelli.com/lenderowned.asp" title="Colorado Foreclosures"&gt;Colorado foreclosures&lt;/a&gt;&lt;/strong&gt;&lt;/span&gt; has a huge impact on the market in general. Over the past several months, we've seen a downward trend in both filings and sales. According to a report released today by the Colorado Division of Housing, while the year-over-year numbers are still down (1% decrease compared to the year to date numbers for 2011) foreclosure filings bumped up 7.3 in April when compared with April of 2011.&lt;/p&gt;
&lt;p&gt;From the &lt;a href="http://www.bizjournals.com/denver/news/2012/05/09/april-foreclosure-trends-mixed-in.html"&gt;Denver Business Journal&lt;/a&gt;:&lt;/p&gt;
&lt;p&gt;Foreclosure filings were up 7.3 percent in April from April 2011, while foreclosure auction sales fell 36.2 percent over the same period.&lt;/p&gt;
&lt;p&gt;For the first four months of the year, both new foreclosure filings and foreclosure auction sales in Colorado metro areas were down when compared with the same period last year.&lt;/p&gt;
&lt;p&gt;Foreclosure filings for the first four months of 2012 are down 1 percent from the same period last year, falling to 8,395 from 8,476.&lt;/p&gt;
&lt;p&gt;Over the same period, foreclosure auction sales were down 29 percent, dropping to 4,387 from 6,177.&lt;/p&gt;

&lt;p&gt;In April, 41 luxury homes and condos closed in metro Denver with a $64.2 million volume for all sales, according to Gary Bauer&amp;rsquo;s report. Bauer is an independent Littleton-based broker and Metrolist board member.&lt;/p&gt;

&lt;p&gt;The average sales price for $1 million-plus homes stood at $1.61 million, up from March&amp;rsquo;s average of $1.52 million and up 7.3 percent from April 2011.&lt;/p&gt;

&lt;p&gt;While foreclosures are not disappearing, there is a drastically lower number of both Colorado foreclosures and standard homes for sale. Number over the past months have indicated that overall inventory has decreased year-over-year by anywhere from 30-35%. This is causing prices to rise as buyers, especially in the sub $500k category, compete for homes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;From the &lt;a href="http://www.divisionofhousing.com/2012/05/foreclosures-fall-again-in-colorado-and.html"&gt;Colorado Division of Housing&lt;/a&gt;:&lt;/p&gt;
&lt;div class="MsoNormal"&gt;Both new foreclosure filings and foreclosure auction sales were down during the first four months of this year when compared to the same period last year. According to&lt;span&gt; a report released Wednesday&lt;/span&gt; by the Colorado Division of Housing, foreclosure filings in Colorado&amp;rsquo;s metropolitan counties were down 1.0 percent for the first four months of 2012, comparing year over year, falling from 8,476 to 8,395.&lt;/div&gt;
&lt;p&gt;Over the same period, foreclosure auction sales were down 29.0 percent, dropping from 6,177 to 4,387. For the month of April alone, foreclosure filings were up 7.3 percent from April 2011 to April 2012 while foreclosure auction sales fell 36.2 percent over the same period.&lt;/p&gt;
&lt;p&gt;From March 2012 to April 2012, foreclosure filings fell 10.8 percent while foreclosure auction sales rose 6.1 percent. Since 2008, March and April have tended to be two of the most active months for new foreclosure filings in Colorado, with totals in both filings and auction sales tending to drop off in May.&lt;/p&gt;

&lt;p&gt;&lt;span&gt;Home prices in metro Denver continued the climb upwards in March, beating both the state and national numbers, according to the most recent home price index (HPI) report from CoreLogic &lt;span class="follow-icon"&gt; &lt;span class="follow-outer"&gt;&lt;span class="follow-inner clearfix"&gt;&lt;strong&gt;CoreLogic&lt;/strong&gt;&lt;span class="follow-latest"&gt;Latest from The Business Journals&lt;/span&gt;&lt;span class="follow-article"&gt;CoreLogic: Louisville home prices fall by 0.1 percent&lt;/span&gt;&lt;span class="follow-article"&gt;Report: Ohio home prices down 3% in March&lt;/span&gt;&lt;span class="follow-article"&gt;Austin home prices up 4.8% in March&lt;/span&gt;&lt;span class="follow-btn-outer"&gt;Follow this company&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt; released Tuesday.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;In the Denver-Aurora-Broomfield area, the HPI increased by 3.5 percent from March 2011. That index included sales of distressed properties.That HPI also showed a greater increase than February&amp;rsquo;s year-over-year increase of 1.6 percent for all sales, including distressed &amp;ndash; which are short sales and &amp;ldquo;real estate owned&amp;rdquo; or REO transactions. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;The metro Denver area&amp;rsquo;s index without distressed properties increased 2.3 percent in March, compared to the same month a year ago.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;These numbers continue to bolster the growing consensus that the Denver housing market is in the midst of a recovery. In fact, these numbers show a slightly larger recovery than some of the statistics we've seen in the past few months.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;The inventory of homes and condos available for sale held steady from March to April at 10,254, but that&amp;rsquo;s a steep, 37 percent decline from April 2011.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;We continue to see tight inventory in the market, which means there is about two-to-three months of supply available,&amp;rdquo; Kirby Slunacker, president and CEO of the Greenwood Village company, said in a news release. &amp;ldquo;Conditions are favorable and we continue to look for signs of improvement such as continued price appreciation.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Since the 4th quarter of last year we've been reporting on our blog all of the positive numbers in the market for Denver homes for sale.       <title>Colorado Foreclosures Drop in First Quarter 2012</title>
      <description>&lt;p&gt;Some more news late last week on the severely decreasing number of &lt;span&gt;&lt;strong&gt;&lt;a href="http://www.brianpetrelli.com/lenderowned.asp" title="Colorado Foreclosures"&gt;Colorado foreclosures&lt;/a&gt;&lt;/strong&gt;&lt;/span&gt; being filed and sold this year. In 2012, Colorado foreclosure filing dropped 40% compared to the same time period last year. This is inline with the overall decrease in inventory we've been writing about on our blog for the past several months.&lt;/p&gt;
&lt;p&gt;From &lt;a href="http://www.bizjournals.com/denver/news/2012/04/26/colorado-foreclosures.html"&gt;The Denver Business Journal&lt;/a&gt;:&lt;/p&gt;
&lt;p&gt;Colorado foreclosure filings and foreclosure auction sales were both down in the first quarter from a year earlier, with foreclosure sales dropping nearly 40 percent in Denver and Douglas counties, according to a report released Thursday by the Colorado Division of Housing.&lt;/p&gt;
&lt;p&gt;New foreclosure auction sales statewide were down 25 percent in the first quarter compared with the same period last year, and new foreclosure filings were down 3.7 percent.&lt;/p&gt;
&lt;p&gt;The state reported 4,221 foreclosure auction sales, or completed foreclosures, in the first quarter, compared with 5,605 sales reported during the same period of last year.&lt;/p&gt;
&lt;p&gt;This declining inventory (of both Colorado Foreclosures and all available &lt;span&gt;&lt;strong&gt;&lt;a href="http://www.brianpetrelli.com/Houses/denver/denver.asp" title="Denver Homes for Sale"&gt;Denver homes for sale&lt;/a&gt;&lt;/strong&gt;&lt;/span&gt;), is resulting in a severe shortage of available homes for buyers - especially in the under $300,000 price range. &lt;p&gt;From &lt;a href="http://www.bizjournals.com/denver/news/2012/04/24/case-shiller.html?ana=e_du_pap&amp;amp;s=article_du&amp;amp;ed=2012-04-24"&gt;The Denver Business Journal&lt;/a&gt;:&lt;/p&gt;
&lt;p&gt;For the second straight month, metro Denver posted a year-over-year increase in home prices in February, according to the latest S&amp;amp;P/Case-Shiller Home Prices Index.&lt;/p&gt;
&lt;p&gt;Those consecutive gains were the first year-over-year price increases for the Denver area in 19 months, according to the closely-followed monthly report on average home-resale prices from Standard &amp;amp; Poor's &lt;span class="follow-icon"&gt; &lt;span class="follow-outer"&gt;&lt;span class="follow-inner clearfix"&gt;&lt;strong&gt;Standard &amp;amp; Poor's&lt;/strong&gt;&lt;span class="follow-latest"&gt;Latest from The Business Journals&lt;/span&gt;&lt;span class="follow-btn-outer"&gt;Follow this company&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt; .&lt;/p&gt;
&lt;p&gt;Denver's February home prices were up 0.5 percent in February from the same month a year earlier, following January's slight 0.2 percent gain.&lt;/p&gt;

      <title>Denver homes for Sale: Closings Increase Statewide - Again!</title>
      <description>&lt;p&gt;Again, we're seeing positive numbers for the entire Colorado housing market. The Number of &lt;span&gt;&lt;strong&gt;&lt;a href="http://www.brianpetrelli.com/Houses/denver/denver.asp" title="Denver Homes for sale"&gt;Denver homes for sale&lt;/a&gt;&lt;/strong&gt;&lt;/span&gt; that successfully closed rose 13.5% in February year-over-year from 2011. This increase in sales is consistent with the numbers we've been reporting here for the past severl months.&lt;/p&gt;
&lt;p&gt;From the &lt;a href="http://www.divisionofhousing.com/2012/04/home-sales-rise-again-in-metro-colorado.html"&gt;Colorado Division of Housing&lt;/a&gt;:&lt;/p&gt;
&lt;p&gt;The number of single-family home sales closings increased again in February in metro Denver, the Pikes Peak Region, and statewide. According to home sales information released by the Colorado Association of Realtors, the number of single-family closings rose 13.5 percent in metro Denver during February 2012 compared to February 2011. Over the same period, closings rose 17.6 percent statewide, and 14.3 percent in the Pikes Peak region. Statewide in February, there were 3,746 closings. 2,036 of them were in the metro Denver region and 511 occurred in the Pikes Peak region.&lt;/p&gt;
